FOR SALE BY OWNER Our property is an enchanting piece of mostly undeveloped real estate in the Bitterroot Valley of Western Montana. It is almost 155 acres in seven adjacent subdivided lots, six of which have no buildings. Approximately one mile of Bear Creek is the south boundary of the property. The other boundaries are Forest Service and two private properties with the larger one under a conservation easement. The property is heavily wooded with a recently completed trail system accessing trout fishing on Bear Creek and horseback riding in the public lands north and west. Private access across a bridge is solely for this property. A stewardship program has been applied to the entire property resulting in the control of noxious weeds and improved forest health. Overcrowded and diseased trees have been removed leaving the large, healthy, fire resistant trees thus returning the forest to the condition which existed before man began controlling forest fires. The lodge was constructed in 1991 from massive logs harvested from the Yellowstone fires. We have operated it as a small, elegant, adventure resort but its well designed layout would allow a number of future uses with minimal remodeling. The barn is located on the same parcel as the lodge and also includes a workshop, storage room, and caretaker’s quarters. Price: $5,000,000 Owners: Roland &
